Bridge lending

We pay off your lender. You pay us when it sells.

Your project is finished, but the construction loan is maturing and your capital is tied up until closing. Affiliated Lending takes out your construction or prior lender and carries the property through the sale. You make no monthly payments and pay nothing out of pocket. Interest, fees and closing costs come off the closing statement.

How it works

From maturing loan to closed sale.

  1. 1.

    Send us the property

Address, current lender and payoff, where the project stands, and your plan to sell.

  2. 2.

    We value it and quote

We confirm as-is value and issue a term sheet for up to 65% of it.

  3. 3.

    We pay off your lender

Your construction or prior lender is paid in full at our closing, as soon as two weeks out when title, valuation and entity documents are ready.

  4. 4.

    You sell, we're repaid

Principal, interest and fees are paid from the sale proceeds on the closing statement.

Who we lend to

Built for the gap between finishing and closing.

Fix-and-flip investors

The rehab is done and the house is listed, but your money is stuck in it. Replace the hard-money loan and pull equity out for the next acquisition.

Builders and developers

Your construction loan matures before the units sell. Refinance it into one loan that runs to the sale, with no payments in between.

Owners under lender pressure

Extension fees, default rates or a payoff demand from your current lender. We can step in when there is real equity and a clear exit.
